Multi-functional Building in Kutaisi

Located at a prominent urban junction in Kutaisi, near the intersection of Ilia Chavchavadze Avenue and Konstantine Gamsakhurdia Street, we have developed a refined design for a modern multi-functional building. The project occupies a site with a complex configuration, surrounded by public spaces on three sides, which significantly influenced its architectural integration into the city’s fabric.

The building is designed with two above-ground levels, featuring a mezzanine on the first floor that enhances the spatial volume and provides functional versatility. To address the demands of its central location, the design incorporates a dedicated underground parking facility, ensuring seamless accessibility. 

The architectural language creates a balance between industrial strength and contemporary elegance; a monolithic reinforced concrete frame is paired with structural steel elements in the northern section. The exterior is finished with high-quality, water-resistant decorative plaster with a concrete texture, complemented by expansive aluminum glass vitrines. This combination of materials ensures a minimalist, sophisticated aesthetic that resonates with the building’s multi-functional purpose.
